@Jackson Pontsler my reply was because when folks ask for recommendations they often get replies that say "I can help you, contact me."  

Anthony thanks for your reply I think what I'm trying to ask is more of scaling up.

The mortgage company doesn't care as long as their lein gets paid off correctly, as it should if you are using a reputable title company.The 1031 exchange is a totally different issue.

If this is correct, the loan itself is not market, so cap rates don't really apply. 

I personally don't take votes into consideration much as they aren't a true reflection of your contributions.You can post incredibly valuable content to help other members and they still may not vote for your post.This doesn't make your post/insight/information any less useful it just means they didn't click the little button.There are plenty of people like myself with higher posts than votes because we interact a lot with others on BP.I can't expect to get a vote every single time I reply to a conversation I'm having with someone in a thread.

Historically, I have invested mostly in the stock market, but I've really spent some time learning more about RE investing, specificallly on the SFH and small MF side, and I'm thinking this would be a good place to deploy some of my capital (if done correctly of course!).
