Or in other words, the rent received from house hacking would cover our housing costs (mortgage, property tax, insurance, repairs, utilities).Upon research however Oahu seem to be a high cost and low cap rate area similar to SF where we currently live.

Put out signs and lockboxes for realtors.Cold call for a realtor or investor.Create a handyman or property preservation business.Become a notary, so you can close real estate transactions.Go to work for a courthouse data service, so you're looking at and recording the posted data for them.Work for an apartment complex leasing apartments or doing maintenance.Work for a property manager doing make ready.Do anything and everything in construction.Become a home inspector willing to work weekends.Work as a sales rep or helper for a builder.Probably all these positions could use someone that wants to work nights and weekends.

Let's assume the seller shows you T12 numbers, but they knew they were selling so cut their insurance from full coverage to minimum coverage, they stopped doing any repair that could be deferred, they have an in-house handyman that does all turns, and didn't book any expense to those.

This amount was MUCH LESS than what we would have had to pay on the winning bid, plus repairs to make the property rent-able.We did end up talking with the property owner, and quite honestly we should have done that upfront.
