I just moved to Newnan from SWFL specifically Ave Maria.

People are moving away from there, not to there. 

I just don't see me sifting through leases and figuring out move in/out dates as a good use of my time.Perhaps I will just send an email to each PM requesting the current vacancy rate,  and their associated units along with the rest of my monthly reports.Thanks to anyone that wants to share their experience in this tracking.Cheers.

In the grand scheme of things, yes, you should eventually replace the windows so 1) They operate properly. 2) It doesn't turn away potential tenants or cause maintenance hassles when a new one moves in.3) Tenants have proper egress in case of an emergency (like fire).Now, windows are expensive, so you'll have to decide how much you're willing to spend, based on how much income the property is bringing in.

Problem is - the seller needs the cash to satisfy the mortgage + have funds to move to a new house.

Learn your market inside and out and build a team of people around you who can help you analyze deals and make moves.

They gave me a notice 05/15/2024 & are wanting to move out 07/31/2024.

And of course, there should be an age limit to who can book, and the pricing should be high enough that parties move on to other properties that are less expensive.
