Oklahoma City is a competitive market in that price point, with Tinker Air-force Base, Boeing, Amazon, and other economic staples it has proven to be a great hedge against meltdown in the previous years. 

Being able to recognize value is the most important and it's a confidence builder as you become more competent in the market you're looking to invest. 

Investors buy old houses and fix them up to add value - why isn't this being recognized on the appraisal? 

Joseph is correct, to qualify for a like-kind exchange, you'd need to use the proceeds of the sale to purchase similar property within a reasonable timeframe in order to not recognize a gain from the sale.

You also need to make sure your insurance recognizes you and the LLC as covered individuals.

So they push their clients towards offers that are financed by local lenders they recognize, often even naming a preferred lender in their listings. 

I am sure that history has proven out that its a lot of work and much harder to get paid on eviction work, thus probably why it is so hard to find someone to help, and when you do they are looking to get paid up front.   

However, no one in 2017 could have predicted the market situation we are in now with any sort of specificity, which means on their best day, everyone is guessing.So maybe you're right, maybe you're wrong, no one knows, but it's been proven over and over again that no one can time the market.
