They dont understand its designed to enrich others and genuinely have been hoodwinked into believing they have a God given right to openly express it.

That is a red flag for many people.My suggestion is to obviously let your intent be known but come from a place where you are interested in building a genuine relationship with them.

I recognize there are buyer agents that will use non-ethical items such as Megan's rule, etc. to try obtain their client the earnest back. 

(I never answer my phone for numbers I don't recognize anymore).But now I'm seeing the same numbers come up again and again in texts, even when I previously asked them to stop.I know my phone number is on the county PVA, and they won't remove it.

As I’m setting up a STR I find myself with both an available desk and space that makes sense to set up as a small workspace/office space to check that block realistically in a search engine, and genuinely accommodate if somebody is a digital nomad and using my space. 

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.

A great property manager is local and genuinely cares about their tenants.

I am personally a believer in investing in different asset classes and I feel that any investor should recognize the benefits of investing in both stocks and RE.
