@Ryan Lynch Real estate made me well off, the crash took me under, (along with many others, plus had a contractor business didn't help), BUT real estate has solely rebuilt part of what was lost in the recession.

Always do a math analysis on prospective properties and try to look at them or at least have a clause in the sales contract that allows you time (about 10 days) to make a detailed inspection and possibly back out of the deal without a penalty that hurts you too much.I have been in Dallas Texas County for most of my life and really have not had a recession experienced by other communities.

Hi Ben,  The biggest problems I have with most marketplaces these days are: 1)  not enough investments to diversify into 100+ properties ( forcing investors to go to a lot of different marketplaces )2) too few core/core plus, cash flow investments to buy and hold.3) minimums too high to allow  most investors to safely diversify into 100+ investments 4) not enough recession resistant categories like  self storage, mobile home parks, etc.

I think part of this media frenzy about evictions and recession make those 85+% of people who have kept their job much more aware of how valuable it is to live in a nice place.

In addition, since we are near the peak of the market, it makes sense to transfer your equity to places that have more linear cycles so that even if there is a recession you won't have the volatility that you have in California.If you don't have enough reserves, then be careful but if you have reserves, it's one of the best way to accelerate acquisition.Lastly, ALL of your HELOC interest will be tax deductible (even above the $100,000 amount) so you get a tax deduction on the heloc interest which is fantastic.

I think a lot of people overlook the fact that even though there were bad mortgage practices in the last recession, it wasn't like 50% of all homes were second homes that nobody was living in in Phoenix.
