My client is an investor who is looking to build a relationship with an excellent contractor for this as well as future projects.

I received notice yesterday that effective 4/1/2018, wired interconnected smoke and CO alarms are not required on all levels (including accessible attic) in Baltimore County.

I received an offer for $160k and need to counter.

I received a tip from an agent friend that knew it was coming to market, so I ran my numbers, prepared my cash offer with no DD and a fast closing, EM, and POFs, and submitted it the day it listed (yes, I had to pull my MIL's $$ a precious week early to do this).

NOTE:  I have not received ANY form of compensation for this post.  

I have received owner financing from sellers around the 5% range (but less money down).

But the rent I'm receiving fits my model, and the family can live their lives and not be upended.

I have room to raise the rent on this unit but I have an excellent, trouble-free tenant, and I don't need to "eat" my cash flow, so I'm more interested in easy than maximum return.

The return was high that many retired doctors and professionals enjoyed the high interests received to live on.
