All told this makes me wonder if this house would serve a better purpose as a flip if I'm all in for 80k and can sell for 110k, versus holding for $1200 cash flow per year.

The reason whole communities need to have density requirements is because to maintain low density for each person that desires it, their neighbor must be restricted from using their property for a high density purpose.
