It could be a good deal, but the age, work and distance would make me hesitant to acquire this property as my first deal.I would probably look for something newer that would produce similar income as one unit. 

The fruits of this labor would produce options.

As far as a service dog, I'd say see if steps one and two eliminate the dog, if not, then there is a decision to make after they produce paperwork for you.  

I am motivated and curious to see what this path may produce, although I anticipate challenges associated with changing careers and feel I would probably have to put my entrepreneurial inclinations on hold for now.

We work with State Farm because they are incredibly competitive under our umbrella policy.

They don't plan on or focus on building income producing properties that should be the goal.
