I recommend getting two Howard Marks’ books that speak to the subject in detail and then forming your own message around some of these principles.

@Chris Seveney good point - a lot of people follow both the real estate as well as the stock market and then mix principles and scenarios.

You actually pay less every month towards principle. 

The principle investment is there (in due diligence).

Then you pay the mortgage (principle/interest).

In the end what legislatures sometimes lose sight of is the fact that better screening can also  be better for the neighborhood.   

Real estate is different in different demographics, different areas and even different neighborhoods so not everything you hear will apply to the one you’re in but the principles usually will.

The area south of Cermak remains a gang hot bed and doesn't show much as far as that improving anytime soon - shootings happen day or night, cold or warm weather, and in plain sight of bystanders.

Third is by paying down the principle on your mortgage.
