After screening the tenants, you could have some own criteria for them and prepare some questions to ask, I'll say meeting in person before choosing your tenant. 

As @Pat L. said if you have a prepared a trust there’s little need for coverage. 

You must be prepared to constantly deal with problems and problematic tenants.

Im a new wholesaler currently preparing to launch my first marketing campaign.

Our first strategy was to find a great foreclosure auction deal, go to auction prepared with our max bid after running ARV and wholesaling it shortly thereafter (using our own money for the deposit).

If they reply back, it will likely only be a list of addresses, so be prepared with a way of getting an only address list market ready. 

Are you, as their realtor, prepared to close on the property yourself so they don’t lose their equity?

I was at the store today, lines were out the door, people preparing for the worst and never in my wildest dreams would I think I would have to worry about trying to find a role of toilet paper!

Just make sure you preparing for the big ticket items.
