Im working on convincing the seller to transfer title and I assume all maintenance and renovation for a 6 month period to flip the property and get the seller what he is wanting once the property is sold or we do a cash out refi (if held).

This is also a fluid situation as they added an eviction notice period and other things. 

If you are purchasing properties outright with cash, I don't think there's a seasoning period as you would if you were to finance it.

Holding period is key for the type of financing you secure. 

Period.

If you accept the 23rd as rent due date then that is when your grace period should start. 

The seller gives the tenant 60 days notice to vacate during escrow period, but we close and transfer ownership in only 30 days.

Unless you are 100% sure about this property, you may want throw in an inspection period and hire a licensed inspector.

You could be an active investor, who finds deals, raises capital, puts deals together, and manages the asset during the hold period.

Its going to be a challenge to find a lender period.
