Los Angeles - Inherited Tenant Requesting New Payment Date
Hi everyone,
I have an inherited tenant in my triplex who normally pays on the 15th of every month, which means the 15th is the beginning of the month. She just got a new job that pays her on the 22nd, and asked if she could pay her monthly rent on the 23rd.
I'm thinking that I could offer her 3 options:
1. Allows her to pay on the 23rd, but provides the notice on the 19th stating that she is late in accordance to the current terms
2. Ask her to sign a new lease, making the 23rd the new date of paypment and the new beginning of the month. She'd have to pay for the current month 15th - 22nd separately to make her current.
3. Ask her to sign a new lease, making the 1st of the following the new date of payment and the new start of the month. I would allow her to pay for the remaining of this month in 3 installments to get her current.
Has anyone done this before? Would appreciate your feedback and if you could let me know what else I could do to make sure things work out for the two parties.
