The nice thing is that I have about a year until the journey starts so plenty of time to continue my education and networking. 

This doesn't seem like a wise decision when I think about it but an older gentleman I work with who has acquired lots of rental properties throughout his life told me he's done that plenty of times years ago and was ok with it because they all went up in value throughout the years and they all ended up being paid off which at that time generated plenty of positive cash flow.  

At that age there is certainly plenty to go wrong however, depending on how well maintained it has been up to this point.  

Hopefully someone at your local REIA can show you how to protect yourself against the risk and set yourself up to be successful.If not, courses on wholesaling are plentiful and fairly inexpensive.

Surely it will suck working with a larger lender like that but just wanted to let you know plenty do and plenty don't.

I am medically recovering right now so I have plenty of time on my hands.

It put me in a good position to gain knowledge and ask plenty of questions even from the age of 14. 

I am planning a move to Boston in the coming months, but I can't see the logic in renting, especially given financing options such as FHA (which I'll be using myself).The Boston RE market is a bit pricier than other areas, but I think there are plenty of less expensive options in the surrounding area.
