We identified 2 very good comparable properties that were in the same neighborhood and wrote up a very nice letter - no name calling - pointing out our concerns with the comps used and asking if the appraiser would kindly reconsider based on the additional comps we have located which seemed to be better for comparison.The loan officer we were working with sent us back a rather rude email and essentially broke up with us.

Now we're in a breach of contract, with only $3,500 deposit at stake on a $333,500 package.Gave an extension of 2 weeks to hammer out some type of deal agreeable to all parties involved.Cut 2 properties from the package ($160,000),  Buyers came back with half-down and Seller agreed to finance the other half for 1 year with guaranteed monthly income.The Buyers will have enough time to finish repairs, get all units occupied, obtain permanent financing, and everyone comes out a winner.Hard to make up 7 months of your life.

1) i know how to build it... my biggest concern is the permits.. how hard is it to turn a 2 bed to 5 bed.. permit wise.2) also how much more can you charge if you have 3 extra bedrooms?
