Last time I saw an article cities were looking for proposals around it but security was a huge factor. 

If you lock yourself in with an agent, and that agent doesn't perform to your standards, and you go to another agent, your previous agent will be compensated even though you didn't want to work with them anymore. 

Sure you want the property to perform but I also filled out a PFS (personal financial statement) and had to supply all of the supporting documentation. 

What I didn't know: the properties that MI secures and rehab are sold within hours of listing as available.

They push you hard to go 10-15, but I have been able to secure 20 at least.

Or you could withhold some of your tenants security deposit and let them chase the moving company.

Another thing I'm observing is that people have been resistant to pricing down and getting an under performing asset off their books.
