I own only C and D quality rentals so I guess I have less worry about minor damages and they are expected with the demographic that rents them.

Now we are 100% occupied at market rents with higher quality tenants.If you're a great lender or know of one, please comment or message me directly.

I would just replace the entire door it’s probably cheaper and you get in a better quality product for just $100 to $200 More. 

One thing you could certainly do to raise it's market value is redo all of the drywall and finishings to bring that up to current standard home quality and design.When it comes to Buying it... take advantage of some sectors of the market thinking the home should be undervalues and snatch that thing up cheep. get it looking good and make off with a bundle.I am personally looking at Modular construction here in Houston.

In Nevada, few transactions require legal counsel, as almost all Re documents are on a standardized form, and a quality Realtor/Real Estate professional will be able to address most needs. 

For example, if your partner is already a successful real estate investor, then maybe they will bring due diligence experience, mentorship for you, qualifications for a loan, relationships with realtors, contractors, lenders, title companies, insurance agents, etc.Then your value, for example, will be to search for the right property, manage the rehab, screen, quality, and lease to tenants, and property management.And you each bring whatever monetary capital you have for the deal.

With all park owned homes, you lose the power of the "homeowner" mentality and essentially have a lower quality apartment with high maintenance requirements, and the tenants can pack up and leave anytime. 

Why would I pay top dollar to hire a lower quality maintenance person (ie myself).
