Based on the episode i listened to on the podcast, the guy that did the 203K Loan really did outline the headaches and detailed guidelines that the 203K Loan has.

Have the operating agreement outline each partners responsibilities.

Lie @Rob L.stated you will need all the info he outlined of the tenant.

The Operating Agreement outline can be taken from the Articles and By-laws of a corporate charter.

He outlines the estimated/typical useful life for each major item that falls under CAPEX.

For example, there is a really uneven wall that shows the outline of what used to be a door frame right in the middle of it (we are guessing it was a door to the bathroom that they decided to move).
