I share your concern about older properties needing a lot of ongoing maintenance.

So things like engine maintenance arent an issue (at this time).Renters must use it for housing and arent allowed to operate it or take it offshore.The ongoing costs, after the boat is paid off, are slip fee and insurance.

This has been an ongoing issue trying to get the a/c back on for the tenants I would appreciate any feedback. 

To come up with value you need all the costs of set up, ongoing, and perhaps any asphalt/striping/fencing.

I created my own spreadsheet of numbers, an ongoing active Apartment buyers based on numbers, class, all the C.R.E basics, what to ask the broker.

Once you get your score up or secure your capital (whichever comes first) you will also have a spreadsheet of what is a poor, mediocre and good deal relative to the other properties you have run numbers on: going forward then you will be able to tie up something quickly.

This is an ongoing process.

You will also have more ongoing costs because of maintenance, marketing, and management, but the 1.5-2x revenue will more than make up for the added costs.

That way you over promise and under deliver on go on the brokers crap list.
