I'm not sure if I'm doing the analysis incorrectly, but if I put a down payment of 20% and get a loan for the rest, the mortgage alone, seems to be much more then the max I can charge per month.

You owner occupy that place and have the rest of the 3 units pay for your mortgage (probably more) and then, 1-3 years later you keep doing it until you are tired of having neighbors and then you continue to build your real estate investments.

I wouldn't give them a break on the rent, but I would work out a payment plan where they pay part of the rent and pay back the rest on a monthly basis.

As a new person my approach would be to identify an up an coming area in path of progress (ex along NW & SW Minneapolis light rails being constructed, N Minne along river, Midtown, etc) & max out a low DP owner occupied loan, so get a value add 4 plex with an FHA, occupy the nicest unit with you fam, then self manage the rest.
