I get presented with deals several times a month, the ones that I pursue fit the following categories:1) Actual current numbers make sense.  

Figure what the ZONING ALLOWS for highest and best use with the land and then see if there is DEMAND for that type of property in the market.If there is not then typically move down to the next highest and best use commercial category that zoning allows for.A tenant rep leasing broker can perform a VOID Analysis for the market and know what tenants are expanding in the area.

In the basic low income category it's just about how many bedrooms, if you go up a little higher in rents condition and location become more of a factor.We rent our Milwaukee suburb SF on average for almost $1,600 now and consistently 200-300 over what would be market rent; but our properties are also quite a bit nicer than average. 

There are numerous opinions about this but banks couls see an option agreement a violation and call the loan due.

That's rough but if 99% of businesses are in this category, all of us included, then maybe Delta, and United, and American Airlines should be too.

People own out-of-town properties all the time and get work done on them; is siding replacement some weird category that requires the owner to be there to get a quote?

If this value (Bad Debt) does change during COVID, what changes are most operators seeing in this category.Secondarily, in relation to two other categories that may change in new deals in relation to COVID I would be curious as what these assumptions or numbers were pre and post in relation:1.

Otherwise your biggest expense in the closing costs and prepaid expenses categories are:Taxes - prepaid monthsHomeowners - Insurance prepaid monthsTitle insuranceTitle costs (closing fees, etc)Taxes are a bit non-negotiable, so don't waste your time there.
