We’ve noticed that renters have no issue paying the application fee prior to seeing a unit but don’t want to have to also pay for the background/credit check prior to even seeing the unit?

Despite the condition of the house, there are tenants living in it (they have been given 30 day notice), and also there are two trailers on the property in which there are also tenants (they have been given 90 days notice per idaho law for people renting space to park their trailers).

Large lenders might be less likely to notice, provided you take appropriate steps like placing the property in a trust first.If you've never done Sub2 before, I probably wouldn't start with a $2MM deal.

It sounds like a good strategy to me, as long as I'm patient enough to save up cash for that first property (assuming I'm not interested in private/hard money), and I'd have the advantage of being able to offer cash on purchases.My question is: is there a limit to the number of properties you can have refinanced or have a heloc (or equity loan) against?
