Cell phone expense, website, advertising, cutting the lawn, electric, snow removal (depending on where you are), pest control, lawn insect control, cleaning after students move out, any software costs for lead generation, tenants payments, online lease generation, etc.... plus how old is the property ($1,700 per yr is low if it's an older property).

I like the guy who monitors my property, but the company and the accounting divisions seem to be slow and I need to be persistent if I want answers.I'm actually shopping around now and I did talk to a few PMs and they do charge a renewal fee, but I think I found one that doesn't and has good reviews.....I'll be talking to them tonight my time.

The short version:Company A: claims dry-wood-termites; suggests tent-fumigation; sees no subterranean-termite damage; Company B: claims subterranean-termites; sees no dry-wood termite damage; suggests annual control and monitoring I had one of my properties inspected for termites and the company came back saying that there are dry-wood-termites showing and their recommendation is to do tent-fumigation.

Looking for software suggestions or anything really I am familiar with patience I know im not going to see real results for a couple of months but I set my budget around 1500 a month is that a good starting point?
