Build a team that is familiar not only with the area but also with the type of property you are purchasing - location, unit count/mix, rents etc...These folks will be your boots on the ground and become trusted advisors.

What I have planned so far is: buy with a personal cash/hard money mix, then cash out refi.

Holmes Gardens seems like a C+ / B- neighborhood with a mix of folks who have relatively low income jobs (grocery clerk, section 8, mechanic, etc.), lots of families, kids running around, quiet neighborhood.Average rent per unit at time of purchase is $585.

The mixed use not so much.

My choice of the place is due to the high availability of tech jobs.

I was stationed out there where you are now at the Naval Hospital for a couple of yrs then for 6 months going thru surgical tech school. 

Went on to play D1 - haven't played in awhile but if anyone's interested, I could be convinced to play some tennis mixed with REI talk on the changeovers!

The home will be an item all other investors want to, so you will be in the mix with others that could have cash etc.
