But hey I'll give a response a shot.I was a UPS driver for 13 years and while I didn't mind the work I wanted the freedom to either rise or fall on my own know how and willingness to learn and work hard. 

Peace of mind from less debt.Pros for taking out the line of credit: We could capitalize on the SFH's equity (while still keeping it as a cash flowing rental- although the high monthly cash flow would decrease -  and avoid "parking our money" in the home's equity. 

My wife and I are relocating, have found a lovely home for ourselves, just received the home inspection...Aside from some minor to moderate issues...Polybutylene piping is in the home...House is approx 2,200 sq. feet...Assuming we can come to a meeting of the mind with other issues, what do you feel cost to remediate this plumbing?

Any factors i should keep in mind?

Whatever the goal, have that in mind as you pursue real estate.

I would not charge them too much or they may change their mind and stay put for now, which will only delay short term the problems that will come from these tenants.

I know international investors don't mind those kinds of numbers but for a first purchase, I'm a bit more patient.
