Here are some reasons ADU additions in single family zoned areas are typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

I plan to build versus buy because Im currently working for my father, who is a general contractor in Fl, and will save on the construction costs because I can do most of the work for little cost other than materials. it would be minimum labor cost and no profit cost from contractor.

I also do flips when it is the right time to do so.I also manage a significant rental portfolio for our customers.

Even having a property manager, owning real estate is not passive while investing in a syndication is.

But with this 42 units will sft cost will be lower than building 2 or 4 units and we need some guidance who has done this kind of construction/investment.I’m seeking expert advice from an experienced builder-investor in mixed-use developments.

Any idea on what would be the per sq foot construction cost for this project?
