I used rentometer. it gives very good analysis if your rental is in an established neighborhood but not so accurate if its a brand new community with very few rentals.

Most likely, it will take one to three deals to establish a solid track record.

3) How do you establish ARV?

After you've established a relationship you might get a HML to loan on ARV which will greatly reduce your need for out of pocket cash but also hurts your profitability.
