The comparisons I made were within my local market ONLY (South Florida market) so I can't speak to how the data stacks up in other areas/markets. 

I'm not sure why your lease would state they have 6 months to catch up (unless that is due to local laws), that's asking for trouble.

Wrongful foreclosure claims may prevail when the debtor or owner is an active military member, bankruptcy action is pending, or probate is pending.

The irony is that they often end up being very active deals and the cash flow rarely materializes over time.

It might be tempting to only rely on a local agent and PMC, but nothing beats seeing a new place in person.
