If an agent knows you're a legit buyer this is Absurd.

Newer investors should restrict gambling to the casino and only use the money they can afford to lose, but older more seasoned investors can afford the risk.

As for wholesalers, the group that meets at city and state is legit (feel free to pm me and I can connect you if you like)  Also there are plenty of CDCs in blighted neighborhoods that can get really good financing and other grant money to some local investors. 

I tend to avoid the areas by the mall, casino and down S.

If you're living there, you're kind of in a good place between having good shopping plazas nearby, highways, the new casino, if you're able to live for free (in this market especially) it's a good deal in my opinion.

No red flag on that one, been through it a few times and all is up to code as well as the owner having a great/legit reason to sell.

If the tenant insists on fighting in court (unlikely) then you'll have someone that knows how to file properly so the occupant isn't permitted to stay on a stupid technicality. not sure about your state and or this could be federal law.. but I dont think a foreclosure wipes out a legit lease that is in place UNLESS you intend to owner occupy the property..
