I just bought it late last year ans never really saw any issues since it was fully renovated and hadn’t been lived in in over a year.  

When I haven’t even closed a deal yet and she kicked me out of all aspects of the course 6 weeks ago because I started asking for proof of her $925,000 she claims she made last year in the group meetings.

"The agent assured me..." or "the property manager thought" or "the inspector missed" are all famous last words. 

The house was built on 1950 and HVAC units on average last 15 to 25 years, so unless it has been replaced in the last 5 to 10 years it would be something to keep in mind.

I know the home insurance has gone up in the last few years due to weather, but didn't expect it to go up this much.... our estimate was $2200 for home insurance, and it seems like it has gone over that .... we are also out of option period so we probably cannot back out of it now ... 

The last property I sold the realtor listed it for 10% over the Zillow estimate and we were under contract in 2 weeks.

I even went out to Memphis last year to drive by my properties and meet with MidSouth. 

If we don't tell them we're the owner, they might start getting suspicious when they see us making these changes.The last thing we would want is for them to feel like we're being dishonest landlords, but we also want to maintain some boundaries and make it a little easier to enforce rules if need be.Thanks for your help!
