@Leo Don That's a good point about the closing costs and PMI, I was hoping to have enough equity to cash out refi with the renovations that I completed.

Should I gut the entire third floor bathroom and see what's behind the walls and completely renovate while at it?

So I’ve thought of this and to use a first time buyer loan, do some renovations and build equity and then sell after a couple years using a 30 year fixed rate instead of 15 since it won’t be a forever home.

Also, potentially as part of transactions where parties agree to sell businesses or other assets or other properties and the transfer of title is just a part of those larger transactions.

Then I organized a little meetup where @Nick James came into the picture, bringing in his local experience having renovated a duplex in Oakland.

Keeping them small allowed me to renovate the remainder of the basement into another efficiency unit.

The larger multi family units on the market in Rahway are up there in cost and I do not yet have a strategy to raise the money required for that.
