Investing in the construction conversion costs to split out the utilities, install a kitchen, and any other reno costs.

But this will be my first time renting, so we will see what happens

Most the windows were replace, both bathrooms redone, kitchen cleaned up, plumbing and gas service taken care of, garage redone, front door replaced, and ect.

I have a load bearing wall between a living room and a kitchen that I'd like to open.  

Do you feel like you can still manage to enjoy time off (like weekends, vacation, etc.) while working a full time job and being a part time real estate agent?
