I've been looking serously since June, even got as far as a contract on an REO untll the inspection revealed an additional $10K in repairs, for which the bank was not receptive in a lower price.Basically, my vetting of properties includes taking an avg comp at 65-70% of ARV, to determine if taking a look is even worth it.

The way I see it, it is basically the same building (how many apartment complexes have been converted to hotels and vice versa), but when the hotel is doing good, the REVPAR of a hotel is so much greater than that of an apartment complex.Do you know what happens to apartment complexes during a downturn?

Yup, the little glass block tiles in the shower and as kitchen backsplash, subway tile is in its third or forth go round, and I think the Urban industrial look will be the "Oh that is so 2015"
