Rent seems to be going higher around the area.I don't think mobile app users can see the numbers so I'll just break it down here,ARV - $125,000Current Monthly Gross (without storage) $1700 - 680 (40% - vacancy, capex, repairs, property manager) - 785(PITI) = $235 + $160 (2/3 storage units being rented) = $395 monthly cashflowIf we were to rehab it up, ARV - $150,000Potential Monthly Gross (without storage) $2,200 - 880 (40% - vacancy, capex, repairs, property manager) - 983(PITI) = $337 + $160 (2/3 storage units being rented) = $497 monthly cashflow
