I have done this in the past and the tenant seemed to be more responsive to all  my emails when I included the co-signer as well.

Paying down the balances on any cards to below 30% of the total limit makes you look like a more responsible person and a better (lower) loan risk. 

Because my lease states they are responsible for any code violations we terminated their lease.

My suggestion, based on recommendations by others I know who have been doing it a lot longer then myself, would be to go at it alone but always be open to partnering on individual deals.
