Take care of them while your earning income if possible to reduce down time.

In my experience going after someone in the courts who is already trying to not be forthcoming with information typically results in more wasted time/energy/money on your end.

I want to start purchasing assets to eventually have enough cash flow to comfortably make it my full time. 

I own them free and clear.I have contacted traditional lendor for a loan but looks like they can't close in time.

I think the odds are pretty good that they bring all hands on deck and make the step up to the big time in 2021-22.
