Who says you have to physically goto an auction?  

I have a couple two units and I've always covered snow plowing and maintenance/repairs, but as the winters pass I get more and more tired of dealing with it, not only from physical standpoint but accounting as well.

Fast forward one year and construction is physically complete, but getting the lien removed is proving to be a challenge.  

You may collect rents for a few months, pay your mortgage and think it cashflows, but over the long term when you incorporate vacancy, maintenance, management and CAPEX you'll find it don't cashflow long term.  

I know some of the imaging is out dated - but it gives me a good idea of areas to focus my physical driving in.

He notes that typical physical depreciation is within acceptable parameters and no functional obsolescence was noted.  

I will also be willing to dedicate a couple of weekends to help with any physical work needed such as individuals who are working on fix and flips who need general help moving stuff around, etc..

That's because $500,000 of the value is in the location and $500,000 is in the value of the physical property. 

I was able to raise the rent from $900 to $1450, granted this is extreme and not due to only the physical improvement.  

There are literally thousands of extremely smart analytical people that want to invest in RE but never can do it because they understand spreadsheets but don't understand the actual building and what it takes physically to run.
