Does anyone know if a letter of intent has to be notarized by an attorney.

Perhaps @Steven Hamilton II can verify, but I think the intent is we don't want to capitalize finder fees that (I believe) will happen if they are identified as buyer paid on the HUD-1.

It is not my intention to speak poorly upon anyone/any company, especially one that I have never worked with. 

At this point I am convinced this is being done intentionally to collect money on fees and higher interest when the loan matures after the 90 day mark.

IMO, the spirit of the law will fall to the wise guy who created the financial agreement, whose idea was this type of thing, who wrote this, the intentions, who devised and presented this financing agreement.

Based off of this thread you seem pretty well versed in the Albany region...i'm curious to know what areas in Albany you think could be good for a green investor such as my self ( I currently have about 20k saved up and my immediate goal is to purchase a single family or small multi family house that cost no more than 50k with the intention of renting it out to students).
