I was wondering if someone has some kind of step by step guide or like a excel template for steps to follow...I have a general idea of steps but honestly I can use all the help i can get.

Temec is still relatively expensive, and as for Victorville and the high-desert areas, I honestly wouldn't want to live there, so I'm not sure how great it would be to try to find renters not to mention appreciation.  

I just don't like those odds for you my friend.If you really like the Atlanta market, then my honest advice would be to move there, study it then, and invest as a local.

@Mike York A lot of clients we fill rentals for here in CT are always worried about this situation happening when they show a rental and to be honest in a decade I have never had it happen.
