From what I can tell from the plans thus far, there will be limited "green space" or "communal areas" (the developer committed to "total green space equal to 1/2 of a soccer field") which I suspect will drive foot traffic to the local residential neighborhood.

No outcome yet since we're cleaning it out and will have demo done by this weekend.

For instance, ensure the property has enough parking for all of the residents and that it is in close proximity to the transit routes.In addition, when you rent by the room, you usually hire a cleaning person to come once a month and clean the common areas / bathrooms to reduce tenant disputes. 

The cash out refinance is also not taxed and is just as green as cash from a sale, except you get to keep the appreciating asset!

Long story short, that decision cost me over $3,000 when I had to evict them and clean up the property.You want people that are responsible with their money.

EXCEPT I will replace the HW heater, furnace, AC if necessary and clean gutters, prune trees etc.

If the tenant is indeed cooperative get them out, clean the place up and then put it on the market.
