Avoid the Golf Rd area unless you like capital expenditures.Live-in Flips - do you mean house hacking? 

I saw the ups and downs market swings etc etc..

I love commercial property if you can swing the down payment.

I honestly think the pendulum is going to swing back to that again, at least it will move in that direction.Normally these things are cyclical. 

I've seen some pretty wild swings in my 18 years here.

For me I cut out TV, I have gone cold turkey for about 2yrs now and I may watch a few hrs a month of the golf channel and that's it.

I payed for an online wholesaling course and have watched almost every module more than once and am ready to stop "sharpening my axe" and go start swinging at this tree called real estate investing. 

@Chris Titcomb I have a question to add to this, if you dont mind taking a swing at it.

If you swing at a few singles and doubles but miss, it won't sting as badly.  

Account Closed - thankfully my wife was actually able to swing by and see the place and take the kids home after I was at the house for a bit and the wholesaler (also a Realtor) office was not too far away, so it worked out.
