Hello BP members,  We are more than half way 2014 and this is has been my best year investing to date!

No contingencies other than loan approval.We made a comment about the property needing ~$40k in rehab costs ($25k realistically.....but some bean counter living halfway across the country doesn't know that).Bidding and negotiating was all done online with the Fannie Mae representative.

Separately, to take advantage of the current strength in the market, we are looking monetize one of the properties which we bought around the same time which happens to be in Aurora, about half way between Stapleton and Anschutz Medical Center/Children's Hospital.Thanks again for your insights.

I’m thinking I can teach 10 questions better than I will ever be able to teach embedded commands, mimicking, pacing, positive and negative reinforcements and the like.ANd if I can train someone from India half way accross the world to screen callers the job is 1/3 accomplished..

Eventually, the former owner opens the garage door halfway up, and comes out to speak to the police officer.

It has a very luxurious back yard with beautiful pool and glass fire bowls with waterfall and bbq/fridge.

I see what you mean about finding alternative means for getting cash flow, finding anything with half way decent cash flow seems pretty difficult.

I am ready now, with a lot of home equity to borrow and a partner also.I am enjoying this site with its wealth of knowledge, and have read more than halfway through "The Ultimate beginner's guide to real estate investing."
