I have no interest in trying to wholesale or flip myself. 

My name is Brittney, my husband and I are in the process of starting our own fix and flip investment but unsure how to proceed and get our first investor, preferable a private money lender because we dont have the capital, or credit to get a loan and you have to wait at least 6 months after opening an LLC and getting a business line of credit in order to apply for a loan.

We pride ourselves in keeping the forums positive, helpful, and focused on real estate (please, no politics, religion, etc.).

You've learned the hard way that gurus with their expensive courses are generally not needed to have success in real estate.

 Would anyone invest, or has anyone invested in Portsmouth, OH, or around that area? I have been looking at houses there and I noticed that there is a College there as well. Do you think it would be wise to invest here?

Some have quotas, some don't.Like anything in real estate the gatekeepers of the knowledge are the people in the market on a daily basis.

The references are usually worthless but their reaction to even the request determines if they are real.

My self I have Zero fees but my points are higher LOL.. so I get many who just pass on us because of this not knowing that the total cost for the loan is actually less than these brokers with  all the junk fees.. of course I REAL private money so I make the rules.
