What's good about it is the seller is ready to sell and ready to make a deal, we know the starting price, we can inspect the property, and run the numbers.

Otherwise, I would start off from the goal - since you're looking to BRRRR down the line, what is an area you'd like to hold the most in the long run?

a) everyone can use a pool, b) not everyone can or will use a pickleball court c) almost everyone who is a bit older who started playing pickleball ended up injuring themselves, d) a pool is a lot prettier and adds a lot of ambiance to a backyard.
