I am content to work a  day job as long I need to while building this us, but I would like to be able to make career decisions independent of financial needs by my 40th birthday.

They are still the same person, but financially the situation is completely different.

We are just a low wage family with a new baby and plenty of student debt, but I'm eager to approach real estate in the best way to provide us with more financial freedom and opportunity. 

Working on getting ready mentally and financially when I do come across a good 1st deal.

And this is also 203k loan which in itself is challenging to me and to the sellers do to the time constraints, so I do not want to give the sellers anymore of a reason to back out of the deal.

They of course would only do this if there is a strong financial incentive for them to do so.

I came to Australia about 7 years ago from South America looking for a future and survival of my existence (literally), since Australia's market has become a big financial bubble quite impossible to penetrate, I decided it was best to get into USA since I loved this country when I just a child, I always have.

However, now that I’m here and settled in, I’ve been putting a lot of thought towards how I can get ahead in life financially, and that’s how I stumbled across this forum.

Anyways I’m fully and financially prepared to re-do the landscaping and make repairs to damages but how do I go about proving and using the deposit for this legally?
