So i would typically add an extra line after debt service to account for CAPEX without affecting my NOI.

A lot of NYC CPAs will have knowledge on popular neighboring states for REI, like PA.

I also have 2 years of construction experience from high school and absolutely no knowledge of this business before recently, so I could use a mentor for awhile getting up and running - especially with details like taxes and different types of contracts other than traditional assignable and buy then sell.

We are going to invest the extra money from these into some sort of real estate.

BP is a great place to learn from so many different people who are gracious to share their knowledge and experience so freely. 

They have knowledge that you may need and as long as they pay rent I would slowly start bringing them up to current over several years so as not to have vacancies.  

I just dont concur that 100 percent of the Amazon employees will live in every place you listed but on a 100 percentile basis will all ignore Prince George’s County with full knowledge it’s the most affordable place on that list.
