A good provider will give you an Excel sheet with the owner's info, property address, owner's address if different, CLTV, loan position, foreclosure date, trustee info, etc.

If this is an older property (1950s or older) then it may be on clay sewer pipe which is prone to crack over time ... also if there are mature trees or vines out front, those roots have a way of finding nutrient sources, and sewage is excellent fertilizer ... so a small leak can turn into a big problem if filled and expanded with roots.
