I was (and still am) an environmental engineer.

I think that the draw here is that you can "skip the time element" required to obtain these contacts/network. 

I grew up just outside Philadelphia, studied Civil & Environmental Engineering at the University of Pittsburgh, and have been working in Baltimore ever since.I am new to the BP forums, but have been listening to the podcasts and doing some preliminary research for the last year or so. 

Secondly, out of state investors come into Baltimore thinking they know everything there is too know, and then get screwed cause inspectors and buyers don't play by the rules(who ever knew there'd be ground rents, environmental citations, and a 3% seller subsidy). 

Are you looking for appreciation or strictly (always go with Cash Flow).To be totally honest though the structural elements in the townhome or row houses are very important, the goal is trying to find an asset that matches your personality and satisfies your investment goals. 

Knowing your market and your numbers are also key elements to your potential success.

one of my primary motivations to consider a solar roof is to make my existing roof impervious to the elements of extreme weather changes snow,rain,hot summer etc.

Understand environmental law as it may apply to tenants as well as business and RE law. 

There are no environmental implications, not in a flood zone, no issues with utilites, and transportation said a typical road would not affect the units available to be built.  

Sounds like an environmental nightmare...??
