Don’t fall for those types of scams.

I have looked at smaller deals and the problem I have encountered is the NOI is just not there.

The best description Ive encountered is that most people GET energy from interactions with other people, where by introverts have to USE up a lot of mental energy when interacting with people. 

If you're wanting to change the footprint of the building, a survey would be needed for permitting in any locale I've ever encountered. 

Has anyone been scammed from ads on the bigger pockets forums?

I am nervous this is the scam.

I've encountered it twice.

They're the big guys, but they also probably have the most to lose if they scam you because they've been around for a while.

Second, anyone who has a weeks worth of SEO education knows that double listing with conflicting information DESTROYS the web presence because to the underlying systems of the internet, it flags as a scam (same property with different listing contact #'s, posters etc). 

I stopped using Craigslist several years ago; ads get stolen so easily (even watermarking the pictures) and often get lost in the continuous postings for "rent to own" scams on that site.
