especially when  you have a distressed house and more importantly a motivated seller, how do you know what will make it a good deal, if you are going for a good discount because of the specific scenario with a motivated seller. 

You need to calculate for yourself if the current deal  going to be greater than the future discount of that same property when values go down. 

We also have a live-in handyman that is given a discounted rate on rent just to keep an eye on things overnight if a leaky pipe pops up or something.

I could deleverage the property and do 50% down, but it doesn't make sense so I'd rather find more units to buy especially with the uncertainty, most sellers are discounting another 5-10% off their last asking price easily. 

We are still working and fairly certain were not offering discounts.

What I decided to do was to give the seller three options: Option 1 was to continue to closing as scheduled for a 10% discount off the contract price.

Ebooks and audio are on discount cause of cover-19.

It was at a discount to market rate and that made it attractive.

For those properties that I know will need to make choices, we offered $50 discount IF they paid on time.
